What makes Sun Peaks different
Sun Peaks, about 55 km northeast of Kamloops, covers 4,400 acres across three mountains, which makes it Canada’s second-largest ski area. The terrain leans intermediate, with long cruisers of up to 8 km, and the area averages more than 2,000 hours of sunshine a year.
Unlike Big White, Sun Peaks is its own municipality, incorporated in 2010. It has a mayor and council, about 1,400 permanent residents in the 2021 census and more than 900 owners who live elsewhere. For a buyer, that means local bylaws, services and taxes are set right in the village.
Sun Peaks or Big White?
- Your home airport: Kamloops serves Sun Peaks; Kelowna serves Big White. Pick the one your family flies into most.
- Passes: Sun Peaks is on the Ikon Pass; Big White partners with the Indy Pass.
- Buyers from outside Canada: Sun Peaks is inside the areas covered by the federal foreign-buyer ban; Big White is outside them.
- Rentals: both are exempt from the principal-residence rule, and both require registration.
Foreign-buyer and rental information per BCREA and the Association of Interior REALTORS® (2026). The federal ban on non-Canadian buyers currently runs to January 1, 2027. Rules change; confirm with a lawyer and the Province of B.C. before you buy. Pass partners and opening dates change every season.
