The price ceiling
Since October 2023, twenty Aspens homes have been listed. Nine sold, five are for sale now, and six came off the market without selling. Every sale landed between $547 and $732 per square foot. Nine of the listings that didn’t sell were priced above $732, higher than anything buyers have paid here.

When Aspens homes sell
Eight of the nine sales closed between September and January, when buyers are thinking about the season ahead. Listing in late summer gives a home the full fall window.
About the building
Aspens is a group of condos and townhomes on Porcupine Road, built between 2002 and 2009, with mountain and valley views from many units. Strata fees in the listings ranged from about $320 to $1,080 a month depending on size. Check the bylaws and the Form B for rental rules before you buy; they matter at a ski resort.
